Flat & Low-Slope Roofs
in Sherman Oaks & the Valley
TPO single-ply, torch-down modified bitumen and reflective coatings for the flat sections over Valley garage conversions, additions, mid-century homes and small commercial buildings.
Flat roof planning ranges (2026): torch-down $4.50–$8 per sq ft, TPO $5–$9 per sq ft per sq ft installed; a reflective coating over a sound roof is quoted per roof. Replacement takes 2–5 days.
Flat roofs fail at seams, scuppers and ponding areas, not in the field, and most of the Valley's flat roofs sit over garage conversions and room additions tied badly into a shingle roof. Low-slope replacements in the City of Los Angeles must meet the cool-roof requirement (aged reflectance 0.63) when more than half the roof is replaced; white TPO and reflective coatings meet it out of the box.
Roofing RIB Company repairs, replaces and recoats flat and low-slope roofs across the San Fernando Valley: torch-down modified bitumen, heat-welded TPO, elastomeric and silicone coatings, new scuppers and drains, and the flashing where a flat section meets a shingle roof or a parapet. Residential and commercial. Free inspection: (818) 619-2948.
Where Flat Roofs
Actually Fail
The Valley has more flat roofs than people think: the torch-down over every garage conversion in Van Nuys and Valley Glen, the low-slope sections on the mid-century homes in Sherman Oaks and Studio City, the built-up roofs on the small commercial buildings along Ventura and Van Nuys Boulevards, and the parapet roofs on the Arts District townhomes. Almost all of them leak in the same three places: an open seam, a clogged or undersized scupper, and the transition where the flat section meets a wall or a pitched roof.
We fix the cause. A torch-down seam that has opened gets rewelded, a ponding area gets tapered insulation or a new drain, a parapet gets new counter-flashing and cap, and a roof that has reached the end of its membrane gets replaced with the right system: two-ply torch-down on small residential sections where it has always worked, or a heat-welded TPO single-ply on larger roofs where the seams are the risk and the white membrane keeps the building cool.
When the membrane is sound but tired, a reflective elastomeric or silicone coating restores the surface, meets the cool-roof reflectance the City asks for, and buys years for far less than a tear-off. We will tell you when a coating is the right call and when it would just be painting over a wet roof.
Every flat roof we install gets proper drainage, edge metal and flashing, and a permit where the work is a replacement. The photo above is one of ours: a low-slope Valley roof after a reflective coating.

TPO, Torch-Down
and Coatings
TPO Single-Ply
Heat-welded white thermoplastic membrane over a cover board: reflective, seam-strong and 20–30 years of life. Our standard for larger residential flats and commercial roofs.
Torch-Down Modified Bitumen
Two-ply torch-applied membrane over a base sheet, with a granulated or reflective cap sheet. The proven choice for the small flat sections over garages and additions.
Reflective Coatings
Elastomeric or silicone coatings over a sound membrane to restore reflectance and extend life; the budget option when the roof is dry and well-adhered.
Drainage: Scuppers, Drains & Tapered Insulation
Ponding is the start of every flat-roof failure. We add or enlarge scuppers, install drains and tapered insulation so water leaves the roof.
Parapets, Walls & Transitions
New counter-flashing and cap metal at parapets, and proper tie-ins where a flat section meets a shingle or tile roof, the detail that fails on most Valley additions.
Repairs & Seam Welding
Opened torch-down seams rewelded, TPO patches heat-welded, blisters cut and sealed, and the cause of the ponding fixed so the patch holds.
Garage Conversions,
Additions and Storefronts
Most residential flat roofs in the Valley were never designed as roofs. They were built over a garage conversion, an enclosed patio or a room addition, pitched a quarter inch to the foot if at all, and joined to the main shingle roof with a bead of sealant. The original torch-down was fine; the tie-in was not. Those are the repairs we see every winter in Van Nuys, Valley Glen, North Hollywood and Valley Village.
The mid-century post-and-beam homes in Sherman Oaks and Studio City are a different case: a whole low-slope roof with a built-up or torch-down membrane, often with foam or coating layers added over the decades. Those roofs get a proper tear-off and a TPO or two-ply torch-down system with new edge metal.
Commercial flats on Ventura, Van Nuys and Lankershim Boulevards are usually TPO or coating work scheduled around the tenant: early starts, sections finished the same day, and a cool-roof membrane that meets Title 24 Section 141.0(b)2B for nonresidential re-roofs.
Flat Roof
Planning Ranges (2026)
| Scope | Planning range | What's included |
|---|---|---|
| Torch-down (modified bitumen) | $4.50–$8 per sq ft | Two-ply torch-applied membrane over a base sheet, new edge metal and scuppers; the standard on Valley garage conversions and room additions. |
| TPO single-ply | $5–$9 per sq ft | Heat-welded white membrane, reflective out of the box, 20–30 year expected life; the system we specify for most commercial and larger residential flats. |
| Reflective coating over a sound roof | quoted per roof | Elastomeric or silicone coating that restores reflectance and buys years on a roof that is dry and well-adhered; not a fix for a wet or failed membrane. |
| Flat-section repair | $350–$1,200 | Seam weld, scupper or transition repair on an otherwise sound roof; ponding fixes quoted separately. |
National guide figures; Los Angeles labor rates sit above the national average, so budget toward the upper half of each range. Written quote after a free inspection.

Three Steps.
No Surprises.
Free Roof Inspection
A roofer, not a salesperson, walks every slope, checks the flashing, penetrations and attic side, and photographs what they find. You get a straight answer on repair versus replacement.
Written Quote
An itemized written quote for the flat and low-slope roofs: tear-off, decking allowance, underlayment, covering, flashing, vents, permit and haul-away. The price in the quote is the price on the invoice unless you change the scope.
Permit, Build, Inspect
We pull the permit, protect the property, complete the work in the quoted window and schedule the final inspection. You get the closed permit and the material warranty paperwork at the end.

The Roofing RIB Company team came out to look at our roof since we had a few leaks. He was really professional and explained the whole roof structure and what caused the leak. We ended up replacing the whole roof because it was almost 35 years old; the price was reasonable compared to the other quotes we got. Would definitely recommend Roofing RIB Company.
Questions We Hear
About Flat
Planning ranges for 2026 from the published guides: torch-down $4.50–$8 per sq ft and TPO $5–$9 per sq ft per square foot installed, with Los Angeles labor pushing real quotes toward the upper half. A reflective coating over a sound roof costs a fraction of a replacement and is quoted per roof.
Torch-down is the proven, economical choice for small residential sections over garages and additions. TPO is the better system for larger roofs and commercial buildings: fewer seams, heat-welded joints, a white surface that meets the cool-roof rule without a coating, and 20 to 30 years of life.
If the membrane is dry, adhered and not ponding, yes: an elastomeric or silicone coating restores reflectance and buys years. If the roof is holding water, blistered or wet underneath, a coating seals the problem in. The inspection tells us which, and we say so.
Because it was built with too little slope or the drains and scuppers are undersized or blocked. Standing water shortens the life of any membrane; we fix it with tapered insulation, added scuppers or a new drain before or during the replacement.
In the City of Los Angeles a residential low-slope replacement covering more than half the roof must use a CRRC-rated product, and the 2025 Energy Code asks low-slope roofs in our climate zone for an aged solar reflectance of 0.63. White TPO and reflective coatings meet that; a dark granulated torch-down cap generally does not, so we specify a reflective cap sheet.
At the tie-in, almost always. The fix is a proper transition: the membrane carried up under the shingle, metal flashing and a counter-flashed wall where there is one, not a bead of sealant.
