The Roofing RIB Company team came out to look at our roof since we had a few leaks. He was really professional and explained the whole roof structure and what caused the leak. We ended up replacing the whole roof because it was almost 35 years old; the price was reasonable compared to the other quotes we got. Would definitely recommend Roofing RIB Company.

Roof Inspection &
Certification in the Valley
A free inspection with a written photo report before any repair or replacement, roof certifications for home sales and refinances, and dated storm-damage documentation for insurance claims.
Roof inspections from Roofing RIB Company are free and come with a written photo report; a roof certification for a sale or refinance is quoted per roof with the repairs it depends on. 60–90 minutes on site, written report the same day.
Every repair or replacement we do starts with this inspection, because the leak is rarely where the stain is and a roof that looks finished from the street is often a flashing job. Buyers, sellers and insurers get the same report: what we found, what it needs, and what it does not.
Roofing RIB Company inspects roofs across Sherman Oaks and the San Fernando Valley at no charge: every slope walked, flashing and penetrations checked, the attic side where accessible, photos and a written repair-or-replace recommendation. Roof certifications for escrow, storm and insurance inspections, pre-purchase inspections. Book one: (818) 619-2948.
Walk the Roof,
Write It Down
A roof inspection from Roofing RIB Company is a roofer on the roof, not a drone photo and a sales pitch. We walk every slope, check every flashing, pipe boot, vent, skylight curb and valley, look at the condition of the shingle, tile or membrane, check the gutters and drainage, and go into the attic where there is access to look for daylight, staining and ventilation problems. Then you get a written report with photos and a plain recommendation: repair, monitor, or replace, and what each would cost.
The inspection is free because it is how we quote: no roofer can price a repair honestly without finding the leak first, and no one should replace a roof because a stain appeared on a ceiling. About a third of the inspections we do end with a repair-and-monitor plan rather than a replacement.
For home sales we provide roof certifications: after any required repairs, a written statement that the roof is sound and free of leaks for a stated term, which buyers, lenders and insurers in the Valley routinely ask for on a 20-plus-year-old roof. For storm damage we document wind, hail and debris damage with dated photos and a report written for the adjuster, and we can meet the adjuster on the roof.
The best time for an inspection is September or October, before the first storm, when a repair is still a choice rather than an emergency.

Free Inspection,
Certification, Claims
Free Roof Inspection
Every slope, every penetration, the attic side where accessible, photos and a written repair-or-replace recommendation. No charge, no obligation.
Roof Certification (Escrow)
For buyers, sellers and lenders: required repairs quoted and completed, then a written certification that the roof is sound for a stated term.
Pre-Purchase Inspection
Before you close on a Valley house, a roofer's read on the roof's remaining life and what it will cost, separate from the general home inspection.
Storm & Insurance Documentation
Dated photos and a written report of wind, hail and debris damage for your homeowner's claim; we can meet the adjuster on the roof.
Maintenance Inspection
Annual pre-season check for owners who want to catch flashing, sealant and drainage problems before the winter rain.
Commercial Roof Reports
Dated photo reports for property managers and HOAs, with a documented roof file for the building.
What We Find
Most Often
On the 1950s ranches in Van Nuys, Valley Glen and North Hollywood: second-layer shingle past its life, rusted valley metal and a torch-down section over a garage conversion that was never tied in properly. On the bungalows in Valley Village and the Spanish homes in Burbank and Toluca Lake: chimney counter-flashing that has been caulked for 30 years, and tile over underlayment that has turned to dust. On the hillside homes in Studio City, Sherman Oaks, Encino and Tarzana: skylight curbs, dormer flashing and the question of whether the assembly meets the Class A rule for the fire zone.
Most of it is fixable for far less than a replacement when it is caught early, which is the whole argument for a free inspection before the first storm.
Inspection & Certification
Pricing (2026)
| Scope | Planning range | What's included |
|---|---|---|
| Roof inspection with written report | Free | Walk every slope, check flashing, penetrations, valleys, drainage and the attic side where accessible; photos and a repair-or-replace recommendation in writing. |
| Roof certification for a sale or refinance | Quoted per roof | A written statement that the roof is sound for a stated term after any required repairs; priced with the repairs it depends on. |
| Storm or insurance inspection | Free | Dated photo documentation of wind, hail or debris damage for a homeowner's insurance claim. |
Inspections and storm documentation are free. A certification is priced with the repairs it depends on, so the quote comes after the inspection.
Three Steps.
No Surprises.
Free Roof Inspection
A roofer, not a salesperson, walks every slope, checks the flashing, penetrations and attic side, and photographs what they find. You get a straight answer on repair versus replacement.
Written Quote
An itemized written quote for the roof inspection and certification: tear-off, decking allowance, underlayment, covering, flashing, vents, permit and haul-away. The price in the quote is the price on the invoice unless you change the scope.
Permit, Build, Inspect
We pull the permit, protect the property, complete the work in the quoted window and schedule the final inspection. You get the closed permit and the material warranty paperwork at the end.

Our Roofing Work
Every review below is posted on our public Google or Yelp listing; we never write or buy reviews.
I've had many roofers come to check my roof and got a wide variety of quotes, sales gimmicks and outright lies. This company was nothing like that. They called right back when I asked for a quote and made an appointment. When they showed up, they took measurements, explained their process, and gave me a copy of their insurance and bond documents, and a clear and simple contract that made sense. They came on the agreed day and finished the job quickly and efficiently. It looks good.
Thanks for your services, I will recommend!
Questions We Hear
About Roof Inspection
Yes. It is how we quote. You get a written report with photos and a recommendation whether or not you hire us for the work.
A written statement from a roofing contractor that the roof is sound and free of leaks for a stated term, issued after any required repairs. Buyers, lenders and insurers ask for one on older roofs during a sale or refinance.
60–90 minutes on site, written report the same day for a typical Valley home, longer for tile, large or complex roofs.
Yes. We document wind, hail and debris damage with dated photos and a report written for the adjuster, and we can meet the adjuster on the roof to walk through it.
Especially then. The stain is usually downhill of the entry point, and a repair quoted without finding the source is a repair you will pay for twice.
Yes. A pre-purchase roof inspection gives you the remaining life and the repair cost before you close, separate from the general home inspection, which rarely walks the roof.
