The Roofing RIB Company team came out to look at our roof since we had a few leaks. He was really professional and explained the whole roof structure and what caused the leak. We ended up replacing the whole roof because it was almost 35 years old; the price was reasonable compared to the other quotes we got. Would definitely recommend Roofing RIB Company.

Roof Leak Repair & Detection
in Los Angeles & the Valley
We find where the water actually gets in, at a flashing, a pipe boot, a valley, a skylight or a seam, fix that, and show you photos of it. Free inspection and a written price before any work.
Roof leak repair cost in Los Angeles and the San Fernando Valley (2026): $350–$1,200 for most leak and flashing repairs; $1,500 and up where decking or a flat section has failed and has to be rebuilt. Most leak repairs are finished the same day or within two days.
A roof rarely leaks where the ceiling stain is. Water gets in at a flashing, a pipe boot, a valley or a seam and runs along the underlayment and rafters before it drips, so every repair starts with finding the entry point: a roof walk, the attic side where we can reach it, and a water test when the source is not obvious. You get photos and a written price before any work.

Find the Entry Point,
Then Fix It
Leak detection is mostly patience. We start on the roof, at the places water gets in: the flashing where a roof meets a wall or a chimney, the boots around plumbing vents, the valleys where two slopes meet, the curbs around skylights, and on flat roofs the seams, the scuppers and the transition to the main roof. Then we look at the attic side, where staining on the deck and rafters usually points uphill to the source.
When the source still is not obvious, we water-test: a hose on one section at a time, starting low and working up, with someone inside watching for the first drip. It takes longer than guessing, and it is the only way to be sure the repair goes in the right place.
The repair matches the failure. Chimney and wall leaks get new step and counter-flashing set into the mortar or stucco rather than another bead of caulk. Cracked pipe boots get replaced, not sealed over. A worn valley gets rebuilt from the underlayment up. Tile leaks are usually the underlayment beneath sound tile, so the tile comes up, the underlayment is replaced and the same tile goes back down. Flat-roof seams are rewelded and the ponding that opened them is fixed.
Every leak repair comes with photos of what we found and what we did. If the inspection shows a roof leaking in several places with brittle shingle everywhere, we say so and give you a replacement number next to the repair number, so you decide with both.

Every Common
Leak Source
Leak Detection & Water Testing
Roof walk, attic check and section-by-section water testing until the entry point shows, with photos.
Chimney & Wall Flashing
New step and counter-flashing cut into brick or stucco where the old flashing has pulled away or been caulked over.
Skylight Leaks
Resealed or rebuilt skylight curbs, new flashing kits and saddles; when the skylight itself has failed, a replacement quoted separately.
Pipe Boots, Vents & Valleys
Cracked rubber boots and rusted vent flashing replaced; worn or clogged valleys rebuilt from the underlayment up.
Tile Underlayment Leaks
Tile lifted, the failed underlayment replaced in the leaking section, and the same tile relaid, with broken pieces matched where possible.
Flat-Roof Seams, Scuppers & Parapets
Torch-down and TPO seams rewelded, scuppers cleared or enlarged, parapet caps and counter-flashing redone.
Leaks Follow
the Housing Stock
Each kind of Valley house leaks in its own places. Postwar ranches in Van Nuys, Reseda and Valley Glen leak at the valleys, the pipe boots and the flat torch-down over a converted garage where it meets the main roof. The 1920s–40s bungalows in Valley Village and North Hollywood leak at brick chimneys whose flashing has been caulked instead of replaced. The Spanish homes in Burbank, Toluca Lake and Glendale leak through underlayment that has worn out under sound tile. The mid-century post-and-beam houses in Sherman Oaks, Studio City and the Balboa Highlands tract in Granada Hills leak at low-slope seams and around their skylights and clerestory glazing.
The timing is the same everywhere: a long dry summer cracks sealants and boots, and the first heavy rain finds them. An inspection in September or October lets you fix a leak on your schedule instead of the storm's.
Roof Leak Repair
Planning Ranges (2026)
| Scope | Planning range | What's included |
|---|---|---|
| Leak or flashing repair | $350–$1,200 | Locate the source, replace damaged shingles or membrane, reseal or replace flashing at a chimney, skylight, vent or wall. Tile and flat roofs sit toward the top of the range. |
| Larger repair or section re-roof | $1,500 and up | Rotted decking, a failed flat section or a repeat leak that needs a section rebuilt rather than a patch; quoted after inspection. |
| Emergency tarp / dry-in | $250–$600 | Temporary cover during rain so the interior stops taking water; credited toward the permanent repair when we do it. |
| Storm or wind damage repair | $850–$1,750 | Lifted or torn shingles, damaged ridge caps and flashing after a wind event; the Los Angeles estimator range. |
Planning ranges compiled from the published cost guides listed below; the repair guides are national figures, and Los Angeles labor rates sit above the national average. Tile, metal and flat roofs cost more to repair than shingle. The written price after a free inspection is the real number.
- RoofVista, Roof Repair Cost Guide 2026: leak repair $300–$1,000, flashing $300–$700, emergency tarp $200–$500 on shingle; tile, metal and flat roofs 20–60% higher
- Contractor+ cost estimator, Repair Storm Damaged Roof, Los Angeles: $858–$1,715 including materials and labor
- Fox Haven Roofing, roof repair pricing (2026): leak repair $300–$600, flashing $200–$600; urban labor rates higher

Thanks for your services, I will recommend!
I've had many roofers come to check my roof and got a wide variety of quotes, sales gimmicks and outright lies. This company was nothing like that. They called right back when I asked for a quote and made an appointment. When they showed up, they took measurements, explained their process, and gave me a copy of their insurance and bond documents, and a clear and simple contract that made sense. They came on the agreed day and finished the job quickly and efficiently. It looks good.
Questions We Hear
About Roof Leak Repair
Start in the attic with a flashlight after rain: look for wet or stained decking and rafters, then follow the stain uphill, because water runs before it drips. Outside, from the ground, look for lifted shingles, cracked pipe boots and flashing pulled away from walls or chimneys. A roofer then confirms it on the roof and with a water test.
Usually because the entry point only takes water when it is overwhelmed: a valley that overflows under the shingles, a clogged scupper that lets a flat roof pond up to a seam, or wind-driven rain pushed sideways under flashing. Those leaks are real even if they show up twice a winter, and they rot the deck in between.
Planning ranges for 2026: $350–$1,200 for most leak and flashing repairs, and $1,500 and up when decking or a flat section has failed and has to be rebuilt. Tile, metal and flat roofs sit toward the top of the range. You get a written price after a free inspection.
No. Sealant or a patch on the underside of the deck traps water in the wood and moves the leak somewhere else. The repair has to be made where the water gets in, on the roof, at the flashing, boot, valley or seam.
It depends on the cause. A leak from sudden damage, such as wind lifting shingles or a branch puncturing the roof, is usually covered; a leak from wear, age or lack of maintenance usually is not. We document the cause with dated photos and a written report so the claim rests on facts.
We match shingle color and profile, tile shape and membrane type as closely as current products allow. Older shingle colors are sometimes discontinued; when an exact match is not available we show you the closest options before the work.
