Commercial Roofing in
Sherman Oaks & the Valley

TPO and modified bitumen replacements, repairs, reflective coatings and maintenance plans for the offices, storefronts, apartment buildings and light-industrial roofs of the San Fernando Valley.

Commercial roof planning ranges (2026): TPO $5–$9 per sq ft and modified bitumen $4.50–$8 per sq ft per sq ft installed, from the published guides; coatings and repairs quoted per roof. Replacements are scheduled in sections around the tenant, usually a few days to two weeks.

Nonresidential re-roofs in California fall under Title 24 Section 141.0(b)2B: when more than 50 percent of the roof area or more than 2,000 sq ft, whichever is less, is altered, a low-slope roof needs an aged solar reflectance of 0.63 and thermal emittance of 0.75 (or SRI 75). White TPO meets it without a coating. Roofing RIB Company is based in Sherman Oaks and works around your hours.

Commercial Work

Dry Tenants,
No Downtime

A commercial roof in the Valley is a flat roof with a business under it, which changes everything about how the job runs. The office on Ventura Boulevard cannot close for a week, the restaurant on Van Nuys Boulevard cannot have debris in the kitchen vents, and the apartment building in North Hollywood has 20 families who need to park. We plan commercial roofs in sections, start early, finish each section watertight the same day, and keep the site clean enough that most tenants only notice the roofers from the parking lot.

The systems are TPO single-ply for most replacements, a white heat-welded membrane with the fewest seams and a reflectance that meets Title 24 without a coating, and two-ply modified bitumen where a torch-down roof has done well and the owner wants it again. Where the membrane is sound, a silicone or elastomeric coating restores reflectance and defers the replacement for a fraction of the cost. Drainage gets fixed on every job: new scuppers, drains and tapered insulation, because ponding is what killed the old roof.

Commercial re-roofs are permitted through LADBS or the City of Burbank, and nonresidential cool-roof rules are stricter than residential: Title 24 Section 141.0(b)2B applies when more than half the roof, or 2,000 sq ft, is replaced. We handle the permit, the energy compliance paperwork and the final inspection.

The crew in the photo above is one of ours on a Valley commercial flat roof. We work with property managers, HOAs and owner-operators, provide dated photo reports after every inspection, and offer maintenance plans that catch seam and drain problems before the first winter storm does.

Commercial Services

Replace, Repair,
Coat, Maintain

01

TPO Roof Replacement

Heat-welded white single-ply over a cover board, with new edge metal, curbs and drains; the system that meets Title 24 nonresidential cool-roof rules out of the box.

02

Modified Bitumen & Built-Up

Two-ply torch-applied membranes and repairs to existing built-up roofs where that system has served the building well.

03

Reflective Coatings

Silicone and elastomeric coatings over sound membranes to restore reflectance, stop minor leaks and defer replacement.

04

Repairs & Leak Response

Seam welding, flashing at HVAC curbs, skylights and parapets, and fast dry-ins when a tenant reports water.

05

Drainage & Ponding Fixes

New scuppers, drains and tapered insulation so water leaves the roof; the fix that makes everything else last.

06

Maintenance Plans & Reports

Scheduled inspections with dated photo reports for property managers and HOAs, and a documented roof file for the next sale or refinance.

Commercial Across the Valley

Storefronts, Offices,
Apartments and Shops

The Valley's commercial roofs are mostly low-slope: the one- and two-story retail along Ventura Boulevard in Sherman Oaks, Studio City and Encino, the office buildings around the Sherman Oaks Galleria and Warner Center, the apartment buildings of North Hollywood and Van Nuys, the light-industrial and auto buildings along Sepulveda and in the Van Nuys Airport area, and the studio-adjacent shops in Burbank. Most are TPO, modified bitumen or old built-up roofs with decades of coatings.

We handle the LADBS permit on the Los Angeles side and the City of Burbank permit on the Burbank side, the Title 24 nonresidential compliance forms, and the scheduling around tenants, deliveries and parking that a commercial job needs. Our Sherman Oaks commercial roofing page covers the local detail for that neighborhood.

ScopePlanning rangeWhat's included
Torch-down (modified bitumen)$4.50–$8 per sq ftTwo-ply torch-applied membrane over a base sheet, new edge metal and scuppers; the standard on Valley garage conversions and room additions.
TPO single-ply$5–$9 per sq ftHeat-welded white membrane, reflective out of the box, 20–30 year expected life; the system we specify for most commercial and larger residential flats.
Reflective coating over a sound roofquoted per roofElastomeric or silicone coating that restores reflectance and buys years on a roof that is dry and well-adhered; not a fix for a wet or failed membrane.
Commercial repair / leak responseQuoted per roofSeam, curb and parapet repairs with a dated photo report; maintenance-plan clients get priority scheduling.

National guide figures; Los Angeles labor rates sit above the national average, so budget toward the upper half of each range. Commercial quotes depend on roof area, insulation, number of curbs and penetrations, and tenant scheduling.

How It Works

Three Steps.
No Surprises.

01

Free Roof Inspection

A roofer, not a salesperson, walks every slope, checks the flashing, penetrations and attic side, and photographs what they find. You get a straight answer on repair versus replacement.

02

Written Quote

An itemized written quote for the commercial roofing: tear-off, decking allowance, underlayment, covering, flashing, vents, permit and haul-away. The price in the quote is the price on the invoice unless you change the scope.

03

Permit, Build, Inspect

We pull the permit, protect the property, complete the work in the quoted window and schedule the final inspection. You get the closed permit and the material warranty paperwork at the end.

I've had many roofers come to check my roof and got a wide variety of quotes, sales gimmicks and outright lies. This company was nothing like that. They called right back when I asked for a quote and made an appointment. When they showed up, they took measurements, explained their process, and gave me a copy of their insurance and bond documents, and a clear and simple contract that made sense. They came on the agreed day and finished the job quickly and efficiently. It looks good.

The Roofing RIB Company team came out to look at our roof since we had a few leaks. He was really professional and explained the whole roof structure and what caused the leak. We ended up replacing the whole roof because it was almost 35 years old; the price was reasonable compared to the other quotes we got. Would definitely recommend Roofing RIB Company.

Questions We Hear
About Commercial Roofing

Planning ranges for 2026 from the published guides: TPO $5–$9 per sq ft and modified bitumen $4.50–$8 per sq ft per square foot installed, with Los Angeles labor toward the upper half. Insulation, curbs, drains and tenant scheduling move the real number; you get a written quote after a free inspection.

That is how we plan every commercial job: sections scheduled around the tenant, early starts, each section finished watertight the same day, debris contained and the lot kept clear.

Section 141.0(b)2B of the California Energy Code: when more than 50 percent of the roof area or more than 2,000 square feet, whichever is less, is altered, a low-slope roof needs an aged solar reflectance of 0.63 and a thermal emittance of 0.75, or an SRI of 75. White TPO meets it; a dark torch-down cap sheet needs a reflective cap or coating.

If the membrane is dry and adhered, a coating restores reflectance and defers replacement at a fraction of the cost. If the roof ponds, is wet underneath or has failed seams across the field, a TPO replacement is the honest answer. The inspection and a moisture check decide it.

Yes. Every inspection and repair comes with a dated photo report, and maintenance-plan clients get scheduled inspections before and after the rainy season with a documented roof file.

Yes. LADBS or City of Burbank permit, the Title 24 compliance forms for the nonresidential re-roof, and the final inspection.
