Tile Roof Repair &
Replacement in the Valley

Clay and concrete tile for the Spanish, traditional and estate homes of Encino, Toluca Lake, Burbank and Sherman Oaks: repairs, underlayment replacement that reuses your tile, and full tile re-roofs.

Tile roof planning ranges (2026): concrete tile $10–$18 per sq ft, clay tile $15–$25 per sq ft installed; a lift-and-relay that reuses your tile over new underlayment is quoted after inspection. Full tile replacements take 1–2 weeks on site; a lift-and-relay usually less.

Because tile weighs more than 6 lb/sq ft, LADBS does not issue a tile re-roof as an express permit; a standard permit with plan check applies, and switching from shingle to tile needs the framing verified. Tile roofs rarely fail at the tile: the felt underlayment beneath them wears out after 25 to 30 Valley summers, and that is what we replace.

Tile in the Valley

The Tile Lasts.
The Underlayment Doesn't.

Concrete and clay tile is the longest-lived covering you can put on a Valley house: 50 years and more for the tile itself. What fails is the felt underlayment under it, which dries out, cracks and lets water through somewhere around year 25 to 30. The owner sees a leak, assumes the roof is finished, and gets quoted a full replacement that the house does not need.

The right repair for most of those roofs is a lift-and-relay. We lift the tile slope by slope and stack it, strip the old underlayment, repair any decking, install a new two-layer or self-adhered underlayment with new flashing and battens, and reset the original tile with new ridge and hip mortar or a dry-ridge system. The house keeps the roof it was designed with and gets another 25 to 30 years out of it for a fraction of the cost of new tile.

Full tile replacements make sense when the tile itself is cracked across whole slopes, when a lightweight concrete tile was installed badly in the first place, or when a shingle roof is being upgraded to tile, which needs an engineer's check that the framing carries the extra weight and a plan-check permit rather than an express permit.

We work with the tile the Valley actually has: two-piece mission clay on the 1920s–40s Spanish homes in Burbank and Toluca Lake, S-tile and flat concrete on the 1970s–90s homes in Encino, Tarzana and Woodland Hills, and the lightweight concrete on the hillside rebuilds south of Ventura, where the assembly must also be Class A.

Repair, Relay
or Replace

01

Broken & Slipped Tile Repair

Cracked, slipped or missing tiles replaced with matching or reclaimed tile, and the underlayment beneath them checked and patched so the leak is actually fixed.

02

Original tile lifted and stacked, failed felt stripped, decking repaired, new underlayment, battens and flashing installed, tile reset with new ridge detailing.

03

Full Tile Re-Roof

New concrete or clay tile over new underlayment on roofs where the tile itself has failed, including the structural check and plan-check permit when upgrading from shingle.

New valley metal, new flashing at chimneys and walls, and proper pipe and vent flashings, the details that leak long before the field of a tile roof.

05

Ridge, Hip & Mortar Work

Cracked mortar beds and loose ridge tiles rebuilt, or converted to a vented dry-ridge system that stops the recurring mortar failures.

06

Class A Assemblies in Fire Zones

Tile over a Class A underlayment package on hillside parcels inside the Very High Fire Hazard Severity Zone, with bird stops and eave closures that block embers.

Tile Across the Valley

Where the Valley's
Tile Roofs Are

Tile follows the architecture. Burbank's Magnolia Park and the Toluca Lake village have the Spanish homes with two-piece mission clay, laid in the 1920s–40s and often re-underlayed once already. Encino, Tarzana and Woodland Hills have the 1970s–90s traditional and Mediterranean homes with S-tile and flat concrete that are now hitting the 30-year underlayment wall all at once. The hillside rebuilds in Sherman Oaks and Studio City carry lightweight concrete tile as part of a Class A assembly.

The permit path matters for tile. In the City of Los Angeles, a shingle re-roof under 6 lb/sq ft is an express permit, but tile exceeds that limit, so a tile roof goes through the standard permit process; when you are upgrading from shingle to tile, the framing has to be verified for the added weight. Burbank issues reroofing as a Tier 1 permit and reviews structural changes separately. We handle both.

What It Costs

Tile Roof
Planning Ranges (2026)

ScopePlanning rangeWhat's included
Concrete tile$10–$18 per sq ftNew concrete tile over new underlayment and battens; plan-check permit because tile exceeds the 6 lb/sq ft express-permit limit.
Clay tile$15–$25 per sq ftMission or S-tile over new underlayment; the historic Spanish homes in Burbank and Toluca Lake sit here.
Lift & relay (new underlayment, your tile reset)Quoted per roofNo published Los Angeles figure exists for reusing tile over new underlayment, so we quote it only after the inspection; it is a fraction of a full tile replacement.
Tile repair$350–$1,200Matching tile replaced and the underlayment beneath repaired; toward the top of the repair range because tile takes longer to lift and reset.

Planning ranges compiled from the published cost guides listed below, not a price list. Tile weight, roof pitch, access and the condition of the decking under the old underlayment decide the real quote.

How It Works

Three Steps.
No Surprises.

01

Free Roof Inspection

A roofer, not a salesperson, walks every slope, checks the flashing, penetrations and attic side, and photographs what they find. You get a straight answer on repair versus replacement.

02

Written Quote

An itemized written quote for the tile roofs: tear-off, decking allowance, underlayment, covering, flashing, vents, permit and haul-away. The price in the quote is the price on the invoice unless you change the scope.

03

Permit, Build, Inspect

We pull the permit, protect the property, complete the work in the quoted window and schedule the final inspection. You get the closed permit and the material warranty paperwork at the end.

I've had many roofers come to check my roof and got a wide variety of quotes, sales gimmicks and outright lies. This company was nothing like that. They called right back when I asked for a quote and made an appointment. When they showed up, they took measurements, explained their process, and gave me a copy of their insurance and bond documents, and a clear and simple contract that made sense. They came on the agreed day and finished the job quickly and efficiently. It looks good.

The Roofing RIB Company team came out to look at our roof since we had a few leaks. He was really professional and explained the whole roof structure and what caused the leak. We ended up replacing the whole roof because it was almost 35 years old; the price was reasonable compared to the other quotes we got. Would definitely recommend Roofing RIB Company.

Tile Roofs FAQ

Questions We Hear
About Tile Roofs

Usually not. On most Valley tile roofs the tile is fine and the underlayment has failed. A lift-and-relay replaces the underlayment and flashing and resets your original tile, which costs a fraction of a new tile roof and gives it another 25 to 30 years.

Planning range for 2026: concrete tile $10–$18 per sq ft and clay tile $15–$25 per sq ft installed, from the published guides. A lift-and-relay is quoted after inspection because it depends on how much tile survives the lift and what the decking looks like underneath.

Often, but tile is three to four times heavier than shingle, so the framing has to be checked first and the permit goes through plan check rather than the express counter. Lightweight concrete tile widens the options on houses that cannot carry standard tile.

Within the City of Los Angeles a replacement of more than half the roof must use a CRRC-rated product, and most light-colored concrete and clay tiles qualify. Under the 2025 Energy Code, roof assemblies weighing 25 lb/sq ft or more are exempt from the reflectance minimums, which covers most standard tile; we confirm the rating on the product you choose.

Usually less than a full tile replacement: the tile is lifted and reset one slope at a time so the house is never fully exposed, and a typical Valley home takes about a week depending on size and how much decking needs work.

Most of the time. We keep reclaimed two-piece mission and S-tile for the Burbank and Toluca Lake Spanish homes, and new tile is blended into the field on slopes that are not visible from the street.
