Flat Roof Repair
in Sherman Oaks, CA
Torch-down and TPO repairs, re-roofs and silicone coatings for the low-slope roofs of Sherman Oaks: mid-century post-and-beam homes, garage conversions and room additions, and the storefronts along Ventura Boulevard.
Flat roof repair in Sherman Oaks (2026): $350–$1,200 for most seam, scupper and transition repairs; a silicone coating over a sound roof $2–$4 per sq ft; replacement $4.50–$8 per sq ft for torch-down or $5–$9 per sq ft for TPO. Most repairs are finished the same day or within two days.
Sherman Oaks flat roofs fail at the seams, at blocked scuppers and at the transition where a low-slope section meets a pitched roof or a wall. The repair is made at the cause and the ponding is fixed. Permits for replacements go through LADBS, and a low-slope replacement or re-coating of more than half the roof meets the cool-roof numbers for Climate Zone 9: aged solar reflectance 0.63 and thermal emittance 0.75, or SRI 75.

Low-Slope Roofs,
Fixed at the Cause
Sherman Oaks has more low-slope roof than its ranch-house streets suggest. Mid-century post-and-beam homes carry whole roofs at a pitch too low for shingle; garage conversions, patio enclosures and room additions on the flats north of Ventura carry torch-down sections tied into the main roof; and the storefronts, offices and apartment buildings along Ventura Boulevard and Sepulveda are mostly flat-roofed.
Those roofs leak in the same three places: a seam that has opened, a scupper or drain that has clogged until the roof ponds, and the transition where the flat section meets a pitched roof, a wall or a parapet. The repair goes where the failure is: the seam rewelded, the scupper cleared or enlarged, the transition rebuilt with the membrane carried up under the shingle and counter-flashed, not sealed with another bead of caulk.
When the membrane is dry and adhered but tired, a silicone coating restores it for $2–$4 per sq ft, a fraction of the $4.50–$9 per sq ft a replacement costs. When it is wet underneath, blistered across the field or failing at every seam, it gets replaced with two-ply torch-down or heat-welded white TPO, with new edge metal and scuppers, and tapered insulation where water has been standing.
Replacements are permitted through LADBS at the Van Nuys Development Services Center, about ten minutes up Van Nuys Boulevard. A low-slope replacement or re-coating of more than half the roof has to meet the cool-roof numbers for our climate zone; white TPO meets them out of the box, and a coating is chosen by its CRRC-rated aged values.

Repair, Coat
or Replace
Seam Repairs
Opened torch-down seams rewelded and TPO seams heat-welded, with the cause of the opening fixed so the repair holds.
Ponding & Drainage
Scuppers cleared or enlarged, drains added and tapered insulation installed where water stands after rain.
Transitions & Parapets
The flat-to-pitched transition rebuilt with the membrane under the shingle, new counter-flashing, and parapet caps redone.
Silicone Coating
A reflective silicone coating over a dry, adhered membrane after the repairs, at $2–$4 per sq ft.
Torch-Down Re-Roof
Two-ply torch-applied modified bitumen with a reflective cap sheet, new edge metal and scuppers, at $4.50–$8 per sq ft installed.
TPO Re-Roof
Heat-welded white TPO over a cover board, the cool-roof choice for larger flats and commercial roofs, at $5–$9 per sq ft installed.
Permits and
Cool-Roof Rules
Permits go to LADBS at the Van Nuys Development Services Center, 6262 Van Nuys Blvd, about ten minutes up Van Nuys Boulevard from our base. LADBS issues most shingle re-roofs as an express permit (no plan check) when the covering is Class A or B and weighs under 6 lb/sq ft over solid sheathing; tile and other heavier coverings go through the standard permit process.
LADBS lists the application of an approved coating to an existing roof as an express-permit item (no plan check). Under the 2025 California Energy Code the cool-roof rules for re-roofing cover replacements, recovering and re-coating: when more than half of a single-family roof is re-coated, a low-slope roof in Climate Zones 4 and 6–15 needs an aged solar reflectance of 0.63 and thermal emittance of 0.75 (or SRI 75), and nonresidential low-slope roofs meet the same numbers when more than 50% of the roof or 2,000 sq ft, whichever is less, is altered.

| Scope | Planning range | What's included |
|---|---|---|
| Torch-down (modified bitumen) | $4.50–$8 per sq ft | Two-ply torch-applied membrane over a base sheet, new edge metal and scuppers; the standard on Valley garage conversions and room additions. |

| Reflective silicone coating over a sound roof | $2–$4 per sq ft | Silicone coating over a dry, adhered membrane after seams, flashing and drains are repaired; restores reflectance and buys years. Not a fix for a wet or failed roof. |
| Flat-section repair | $350–$1,200 | Seam weld, scupper or transition repair on an otherwise sound roof; ponding fixes quoted separately. |

Thanks for your services, I will recommend!
The Roofing RIB Company team came out to look at our roof since we had a few leaks. He was really professional and explained the whole roof structure and what caused the leak. We ended up replacing the whole roof because it was almost 35 years old; the price was reasonable compared to the other quotes we got. Would definitely recommend Roofing RIB Company.
Questions We Hear About
Sherman Oaks Flat Roofs
Planning ranges for 2026: $350–$1,200 for most seam, scupper and transition repairs on an otherwise sound roof; a silicone coating over a sound roof $2–$4 per sq ft; replacement $4.50–$8 per sq ft for torch-down and $5–$9 per sq ft for TPO. You get a written price after a free inspection.
Repair when the roof is sound and fails in one place: an opened seam, a blocked scupper, a bad transition. Coat when the membrane is dry and adhered but worn across the surface. Replace when it is wet underneath, blistered across the field or failing at every seam. A moisture check during the inspection decides it.
Because it was built with too little slope, or its scuppers and drains are undersized or blocked. Standing water shortens the life of any membrane, so the fix is tapered insulation, an added or enlarged scupper or a new drain, done before or during the repair.
Because that transition is usually sealed with caulk instead of built properly. The fix carries the flat-roof membrane up under the shingle, adds metal flashing, and counter-flashes the wall where there is one.
Small repairs generally do not. A replacement goes through LADBS like any re-roof, and applying an approved coating to an existing roof is an LADBS express-permit item. We pull the permit and schedule the inspection.
When more than half of a home's low-slope roof is replaced or re-coated, yes: the 2025 Energy Code asks for an aged solar reflectance of 0.63 and thermal emittance of 0.75 (or SRI 75) in our climate zone, and the City of Los Angeles requires a CRRC-labeled cool roof product on residential replacements over 50%. White TPO meets it; a coating is chosen by its CRRC-rated aged values.
