Should You Repair or Replace Your Roof? A Valley Decision Guide
One leak on a young roof is a repair. Many leaks on an old roof are a replacement. Everything in between needs an inspection.
Repair a roof that is under about 15 years old with one or two isolated leaks; replace a shingle roof past about 25 years with brittle shingle, several leaks or patched flat sections. Most repairs plan at $350–$1,200; a typical shingle re-roof at $12,000–$25,000. Replacing more than half the roof brings in the cool-roof rule and, in a fire zone, the Class A rule for the whole job.
Tile is the exception: most leaking tile roofs need new underlayment under the same tile rather than a new roof.
Repair or replace at a glance
| Signal | Points to repair | Points to replace |
|---|---|---|
| Age (shingle, Valley heat) | Under about 15 years | Past about 25 years |
| Leak pattern | One or two leaks at flashing or a boot | Several leaks, recurring after repairs |
| Shingle condition | Flexible, granules intact | Brittle, bald, curling or cracked |
| Decking | Solid | Soft or rotted in several areas |
| Share of roof affected | Under half | More than half: triggers code compliance for the whole roof |
| Cost | $350–$1,200 for most repairs | $12,000–$25,000 typical shingle re-roof |
What does the 50% threshold change?
Several rules switch on when more than half of a roof is replaced. In the City of Los Angeles a residential replacement over 50% must use a cool roof product labeled by the Cool Roof Rating Council. LADBS treats re-roofing more than 50% within one year as making the entire roof comply with current code. In a Very High Fire Hazard Severity Zone, state law requires the whole covering to be at least Class A once more than half is replaced within a year.
Why does age matter more in the Valley?
Heat and UV age asphalt faster here than on the coast. A shingle roof past 25 years has usually lost granules and flexibility, so a repair holds only until the next weak spot opens. On a younger roof the same leak is almost always a flashing or penetration problem that a repair fixes for good.
How does the leak pattern help decide?
A single leak at a chimney, skylight, vent or valley is a repair. Leaks in several places, or a leak that returns after being fixed, means the covering itself is failing. Flat sections that have been patched over and over usually need replacing even when the pitched roof does not.
What about tile roofs?
Tile usually outlasts the underlayment under it by decades. A leaking tile roof at 25 or 30 years typically needs the tile lifted, new underlayment installed and the same tile reset, which LADBS lists as not requiring cool-roof compliance, rather than new tile.
Does insurance change the answer?
Sudden damage, such as wind or a falling tree, may be covered; wear and age are not. If a storm damaged an old roof, the claim may pay for part of the work, but the roof's age still decides whether a repair is sensible.
What we recommend
Get an inspection that gives you both numbers: the repair price for the actual entry point and the replacement price for the roof. If the repair buys years, repair. If it buys a season, replace before the next rain.
Where does this come up in the Valley?
The typical roofing jobs in the neighborhoods where this choice comes up most:
- Sherman Oaks: Shingle tear-off and re-roof on the 1950s ranches, flat-section leak repairs where a low-slope addition meets the main roof, and tile underlayment replacement on the south-of-Ventura homes.
- Studio City: Re-roofs on the Colfax Meadows ranches, canyon-house leak repairs at skylights and dormers, and Class A replacements in Fryman and Laurel Canyon.
- Van Nuys: Two-layer tear-offs on the 1950s tracts, flat-roof repairs over converted garages, and full shingle replacements before a sale.
- Encino: Tile underlayment replacement on the 1980s–90s tile roofs, large shingle re-roofs on the estate lots, and hillside repairs where tile meets a flat section.
- Valley Village: Bungalow re-roofs with new plywood decking, flashing repairs at older chimneys, and flat-section repairs where additions tie into the main roof.
- Valley Glen: Multi-layer tear-offs on the 1940s–50s ranches, torch-down repairs over converted garages, and full re-roofs timed before the winter rains.

Questions We
Hear About This
Look at age, leak pattern and condition together. A shingle roof past about 25 years in Valley heat with brittle shingles and several leaks needs replacing; a younger roof with one leak usually needs a repair.
On the day, a repair: most plan at $350–$1,200. Over time, repeated repairs on a failing roof can cost more than replacing it, which is why the inspection should price both.
Some insurers and jurisdictions use a percentage of damaged roof area to decide between repair and replacement. In the City of Los Angeles the threshold that changes the code requirements is replacing more than 50% of the roof within a year.
Yes, a section can be replaced. If the work covers 50% or less of the roof within a year, only the area replaced must meet current code; above 50%, the whole roof must comply.
On a young roof, a proper repair at the entry point lasts as long as the roof. On an old, brittle roof it may last only until the next weak spot opens.
A new roof removes a common objection in an escrow and can matter for insurance and financing. How much it adds to the sale price depends on the market and the house.
