Roof Coating · Los Angeles & the Valley

Roof Coating in Los Angeles
& the San Fernando Valley

Silicone and acrylic coatings that restore a sound flat or low-slope roof, reflect Valley sun and meet the cool-roof rules, applied only after the roof is checked dry and the seams, flashing and drains are repaired.

Roof coating cost in the San Fernando Valley (2026): $2–$4 per sq ft for a silicone coating over a sound roof, against $4.50–$9 per sq ft to replace a flat roof. Coating a typical Valley flat roof takes 1–2 days.

In the City of Los Angeles, applying an approved coating to an existing roof is an LADBS express-permit item. The 2025 Energy Code applies the cool-roof rules to re-coating as well as replacement: when more than half of a home's low-slope roof is re-coated, the coating needs an aged solar reflectance of 0.63 and thermal emittance of 0.75 (or SRI 75), so the product is chosen by its Cool Roof Rating Council values, not by color alone. A coating only works over a dry, sound roof, and the inspection decides that.

When a Coating Is the Right Call

Restore the Roof
You Already Have

A roof coating is a thick, liquid-applied membrane rolled or sprayed over an existing low-slope roof. Over a roof that is dry and still adhered, it seals the surface, bridges hairline cracks and turns a dark, sun-baked cap sheet into a bright reflective one. It costs a fraction of a tear-off because nothing comes off the building.

It is only the right call over a sound roof. Before we quote a coating we check the roof for trapped moisture, blisters, open seams and ponding. Wet insulation or a membrane that has let go of the deck means replacement, because a coating would seal the water in. When the roof qualifies, the seams, flashing, drains and scuppers are repaired first, the surface is cleaned, primer goes on where the membrane needs it, and the coating goes on at the thickness the manufacturer requires for its warranty.

Silicone and acrylic are the two common systems. Silicone holds up to standing water and is the usual choice on flat roofs that pond after rain. Acrylic elastomeric suits well-drained low-slope roofs and metal roofs, stays flexible and is easy to recoat later. Both come in white, reflective formulations rated by the Cool Roof Rating Council.

In Valley heat the reflective surface matters as much as the waterproofing. A white coating reflects most of the sunlight a dark roof absorbs, which keeps the membrane and the rooms under it cooler and slows the aging of everything beneath it.

What a Coating Job Includes

Inspect, Repair,
Then Coat

01

Moisture Check & Inspection

The roof is checked for trapped moisture, blisters, open seams and ponding before anyone recommends a coating.

02

Cleaning & Prep

Dirt, loose granules and chalking removed so the coating bonds; primer where the membrane needs it.

03

Seam, Flashing & Drain Repairs

Open seams, failed flashing, blisters and clogged scuppers and drains repaired and reinforced before coating.

04

Silicone Coating

Silicone for flat roofs that pond after rain, applied at the thickness the manufacturer specifies.

05

Acrylic Elastomeric Coating

Water-based acrylic for well-drained low-slope roofs and metal roofs; flexible and easy to recoat.

06

Cool-Roof Documentation

A coating chosen by its CRRC-rated aged reflectance and emittance, with the product information for the permit where one is required.

Coatings Across the Valley

Garage Conversions,
Storefronts and Flats

Most of the Valley's coatable roofs are the low-slope sections nobody sees: torch-down over garage conversions and room additions in Van Nuys, Reseda and North Hollywood, built-up and modified-bitumen roofs on mid-century homes in Sherman Oaks and Studio City, and the flat roofs over storefronts, offices and apartment buildings along Ventura Boulevard, Van Nuys Boulevard and Sherman Way.

A coating suits those roofs while they are still sound: a torch-down cap sheet that has lost its granules but not its bond, a TPO membrane that has chalked but not split, a built-up roof with a few blisters but dry insulation. It does not suit a roof that is wet underneath, and no coating fixes a drainage problem; that gets fixed first.

LADBS lists the application of an approved coating to an existing roof as an express-permit item (no plan check). Under the 2025 California Energy Code the cool-roof rules for re-roofing cover replacements, recovering and re-coating: when more than half of a single-family roof is re-coated, a low-slope roof in Climate Zones 4 and 6–15 needs an aged solar reflectance of 0.63 and thermal emittance of 0.75 (or SRI 75), and nonresidential low-slope roofs meet the same numbers when more than 50% of the roof or 2,000 sq ft, whichever is less, is altered.

How It Works

Three Steps.
No Surprises.

01

Free Roof Inspection

A roofer, not a salesperson, walks every slope, checks the flashing, penetrations and attic side, and photographs what they find. You get a straight answer on repair versus replacement.

02

Written Quote

An itemized written quote for the roof coating: tear-off, decking allowance, underlayment, covering, flashing, vents, permit and haul-away. The price in the quote is the price on the invoice unless you change the scope.

03

Permit, Build, Inspect

We pull the permit, protect the property, complete the work in the quoted window and schedule the final inspection. You get the closed permit and the material warranty paperwork at the end.

The Roofing RIB Company team came out to look at our roof since we had a few leaks. He was really professional and explained the whole roof structure and what caused the leak. We ended up replacing the whole roof because it was almost 35 years old; the price was reasonable compared to the other quotes we got. Would definitely recommend Roofing RIB Company.

Questions We Hear
About Roof Coating

Planning range for 2026: $2–$4 per sq ft for a silicone coating over a sound roof, with Los Angeles labor toward the upper half. Acrylic systems and the repairs a roof needs before coating are priced after the inspection. Replacing the same flat roof runs $4.50–$9 per sq ft.

Silicone for flat roofs that hold water after rain, because it tolerates ponding. Acrylic elastomeric for well-drained low-slope roofs and metal roofs, because it stays flexible and recoats easily. Both come in white cool-roof formulations.

A coating is worth it when the roof is dry, adhered and draining: it costs a fraction of a tear-off and restores the surface. When the membrane is wet underneath, blistered across the field or failing at the seams everywhere, replacement is the honest answer. The inspection tells you which.

In the City of Los Angeles, applying an approved coating to an existing roof is an LADBS express-permit item, issued without plan check. Burbank and Glendale run their own building divisions, and we confirm what your address needs before the work.

It can. The 2025 California Energy Code applies the cool-roof rules to re-coating as well as replacement: when more than half of a home's low-slope roof is re-coated, the product needs an aged solar reflectance of 0.63 and thermal emittance of 0.75, or an SRI of 75. Many white silicone and acrylic coatings rated by the Cool Roof Rating Council meet those numbers, and the rated values are checked before the product is ordered.

Coating systems are specified by thickness, and manufacturers commonly warrant them for 10 to 20 years depending on how much coating goes on. At the end of that life the roof can usually be cleaned and recoated rather than torn off.
