Roof Replacement in
Sherman Oaks & the Valley

Full tear-off re-roofs in architectural shingle, tile, metal and low-slope systems for the Valley's ranch, mid-century and hillside homes. Every permit pulled, every roof inspected first.

Roof replacement cost in the San Fernando Valley (2026): $12,000–$25,000 for a typical 1,500–2,500 sq ft shingle re-roof; tile and metal run higher. Typical time on site is 2–4 days on site for shingle, 1–2 weeks for tile or metal.

Within the City of Los Angeles most shingle re-roofs are issued as an LADBS express permit; Burbank issues reroofing as a Tier 1 online permit. A replacement of more than half the roof must use a CRRC-rated cool roof product in the City of Los Angeles, and hillside parcels in the Very High Fire Hazard Severity Zone need a Class A assembly. Roofing RIB Company is based in Sherman Oaks and quotes after a free inspection.

Replacing a Valley Roof

When Repair Stops
Making Sense

Most Valley roofs we replace are 25 to 35 years old, on their second or third layer of composition shingle, and have been patched at the same leak more than once. Sun does most of the damage here: the granules wear off, the mat goes brittle, and the next winter rain finds the flashing. When more than a few slopes are failing, a repair buys months while a replacement buys decades.

A replacement from Roofing RIB Company starts with a full tear-off to the deck. That is where a re-roof is won or lost: rotted skip sheathing and plywood get replaced, the deck is re-nailed, and new synthetic underlayment, ice-and-water membrane in the valleys and at penetrations, new drip edge and new flashing go on before a single shingle. Layering over an old roof hides all of that, which is why we do not do it.

The covering is your call and your budget. Architectural shingle is the Valley default for good reason; concrete and clay tile suit the Spanish and traditional homes in Burbank, Toluca Lake and Encino; standing seam metal makes sense on modern homes and long simple slopes; and low-slope sections over additions and garage conversions get a proper membrane, not a shingle that will fail at a 2:12 pitch.

Every replacement is permitted. In the City of Los Angeles that usually means an LADBS express permit for shingle, a plan-check permit when you switch to heavier tile, and a cool-roof product when more than half the roof is replaced. In Burbank it is a Tier 1 online permit through the City. We handle the paperwork and the final inspection, and you keep the closed permit for the next sale of the house.

What a Replacement Includes

Tear-Off to
Final Inspection

01

Full Tear-Off & Haul-Away

Every layer comes off, down to the wood deck. Debris goes into our dumpster the same day, with magnet sweeps of the yard and driveway for nails.

02

Decking Repair & Re-Nail

Rotted plywood and skip sheathing are replaced at a per-sheet allowance written into the quote. The deck is re-nailed to current code before underlayment.

03

Synthetic Underlayment & Ice-and-Water

Synthetic underlayment across the field, self-adhered membrane in valleys and around chimneys, skylights and vents, where Valley roofs actually leak.

04

New Flashing, Drip Edge & Vents

New metal at every wall, chimney and pipe, new drip edge at the eaves and rakes, and low-profile or ridge vents so the attic breathes in July.

05

The Covering You Choose

Architectural shingle with a cool-roof rating where the City requires it, concrete or clay tile, standing seam metal, or a TPO or torch-down membrane on low-slope sections.

06

Permit, Inspection & Warranty

Permit pulled with LADBS or the City of Burbank, final inspection scheduled and passed, manufacturer warranty registered in your name and handed over with the closed permit.

Valley Roofs

What the Valley
Does to a Roof

The San Fernando Valley is hotter than the basin by ten to fifteen degrees most summer afternoons, and a dark roof in Woodland Hills or Van Nuys can run above 150°F at the surface. That heat cooks asphalt faster than anywhere on the coast, which is why a 20-year shingle rarely sees 20 years here and why cool-roof shingles are both a City requirement on most replacements and a good idea everywhere else.

Winter is the other half. Valley roofs go dry for eight or nine months and then take a season of heavy rain in a few storms; the first real downpour finds every cracked boot, lifted shingle and rusted valley at once. That is the week our phone rings, and the week a roof replaced in October has already paid for itself.

The housing stock sets the job. Postwar ranches in Van Nuys, Valley Glen and North Hollywood have simple gable and hip roofs that re-roof in two or three days; the 1920s–40s bungalows and Spanish homes in Burbank, Valley Village and Toluca Lake often hide rotted skip sheathing under tile or old shingle; and the hillside homes south of Ventura Boulevard sit in the City's Very High Fire Hazard Severity Zone, where the whole assembly has to be Class A. We quote each of those differently because they are different jobs.

How It Works

Three Steps.
No Surprises.

01

Free Roof Inspection

A roofer, not a salesperson, walks every slope, checks the flashing, penetrations and attic side, and photographs what they find. You get a straight answer on repair versus replacement.

02

Written Quote

An itemized written quote for the roof replacement: tear-off, decking allowance, underlayment, covering, flashing, vents, permit and haul-away. The price in the quote is the price on the invoice unless you change the scope.

03

Permit, Build, Inspect

We pull the permit, protect the property, complete the work in the quoted window and schedule the final inspection. You get the closed permit and the material warranty paperwork at the end.

★★★★★

The Roofing RIB Company team came out to look at our roof since we had a few leaks. He was really professional and explained the whole roof structure and what caused the leak. We ended up replacing the whole roof because it was almost 35 years old; the price was reasonable compared to the other quotes we got. Would definitely recommend Roofing RIB Company.

I've had many roofers come to check my roof and got a wide variety of quotes, sales gimmicks and outright lies. This company was nothing like that. They called right back when I asked for a quote and made an appointment. When they showed up, they took measurements, explained their process, and gave me a copy of their insurance and bond documents, and a clear and simple contract that made sense. They came on the agreed day and finished the job quickly and efficiently. It looks good.

Roof Replacement FAQ

Questions We Hear
About Roof Replacement

Planning range for 2026: $12,000–$25,000 for a typical 1,500–2,500 sq ft shingle re-roof; tile and metal run higher. The spread comes from roof size and pitch, how many layers come off, how much decking needs replacing, and the covering you choose. After a free inspection you get an itemized written quote, and that number is the number on the invoice unless you change the scope.

2–4 days on site for shingle, 1–2 weeks for tile or metal. A 1,500–2,500 sq ft shingle roof is usually torn off and dried in on day one and finished on day two or three; tile and metal take longer because the material is heavier and the detailing is slower. Rain delays are the only common exception.

Yes. LADBS issues most shingle re-roofs as an express permit (no plan check) when the covering is Class A or B and weighs under 6 lb/sq ft over solid sheathing; tile and other heavier coverings go through the standard permit process. The City of Burbank issues reroofing as a Tier 1 permit, available online through Burbank Online Permits, with the walk-in counter at 150 N Third St. We pull it and schedule the final inspection.

Within the City of Los Angeles, a residential roof replacement covering more than 50% of the roof area must use a cool roof product labeled and certified by the Cool Roof Rating Council. Outside the City, the 2025 California Energy Code sets the same kind of requirement for most steep-slope re-roofs in our climate zone unless an exception such as R-38 attic insulation or no ducts in the attic applies. In practice, nearly every shingle we install is a CRRC-rated cool-roof color.

We do not recommend it and rarely do it. A layover hides rotted decking, adds weight, shortens the life of the new shingle because it cannot lie flat or shed heat, and most Valley roofs are already on a second layer, which is the legal limit. A tear-off costs more on the day and less over the life of the roof.

Concrete and clay tile outlast everything else, 50 years and more, with the underlayment beneath them replaced once around year 25 to 30. Standing seam metal runs 40 to 60 years. Architectural shingle is the value choice at 20 to 30 years in our climate, longer in a cool-roof color with proper attic ventilation.
